 Hospitality CapEx Renovation (Miami, FL, Washington DC)): Hired as Director of Engineering to head the repositioning of the site’s operation, to devise and implement a facilities preventive maintenance program and MEP recertification and testing. Created the FF&E lifecycles rotation budgets forecast. Established and supervised the Capital Expenditure renovation program for common areas, rooms’ upgrades, public hallways, roadways and parking. Established green practices and water reuse program at sites leading to the reception of The One Palm Green Certification designation. Budget of $14M.
 Due Diligence-Acquisition Projects (Eastern, Atlantic and Southern Regions): Performed Financial Feasibility and Acquisition Studies for facilities, educational, governmental and luxury sites in Florida, Virginia, Missouri, and New York City. Provided onsite Owner’s rep and construction management for Capital Expenditures projects to included additions state-of-the art Data/VoIP centers. Lead Project Manager
Monitored construction progress as Team Leader from start to finish, to include the program management of Capital Investment and Acquisition projects (CapEx Acq.) throughout the Eastern Region (i.e. “The Courvoisierâ€, “The Palmsâ€, “Sofitelâ€, “Hiltonâ€). Served as Owner’s Rep during the construction of a hospital in PA. Forecasted and prepared complete reserve cost analysis budgets for all assessed properties and sites on behalf of the Financial and Mortgage Lending Firms (i.e. Lehman Brothers, Barclays, Fannie Mae, Freddie Mac, JPMC, and Goldman Sachs.) Consulted the Philadelphia Housing Authority (PHA) and Montgomery County School Authority, on Energy Audits and ADA Conversions. Supervised the team which conducted on-site building assessments and inspections for New York City Housing Authority (NYCHA) Capital Improvement program and developments.

 Erie Medical Center (Erie, PA): Supervised build of 5-story medical center and patient care unit addition to encompass new medical and examination rooms, centralized data centers on a 70K square feet designed-build section, plus a 4-story parking garage and helipad for total project value of $35M.
 Due Diligence and Acquisition (MA, VA, NY, FL, NC, PA, GA, and LA): Served as Project and Site Manager for multi-million dollar evaluations. Provided management for CapEx programs, ADA, asbestos/mold investigations, and energy audits for contracts valued at $10M per site.
PLASTIC OMNIUM AUTO EXTERIORS, Paris, France 2003–2005
Construction Project Manager
Led land acquisition for development of $40M manufacturing plant for automobile plastic parts supplier firm in Mexico. Acted as Project Construction Manager in charge of design, build and supervision of the development and erection of the facility, which houses the Corporate offices, Paint, Press Lines, JIT warehouse-shipping and Data/Metrology Rooms. Provided technical expert advice while devising the Technical Guidance and Remodeling Infrastructures SOP for construction, retrofit and remodeling of plant projects and the upgrades of Data/Metrology rooms. Negotiated with Mexican Federal and State Agencies investment incentives for the company. Completed the project under budget and within schedule. Championed value engineering designs to reduce project costs by $2M. Supervised the expansion of the plants in Fontaine in France, Ramos Arizpe-Puebla in Mexico and Anderson South Carolina.
